In Georgia, rental income for non-residents is taxed at 5% (final withholding tax). No wealth tax, no inheritance tax on Georgian properties. Real estate capital gains are exempt after 2 years of ownership. The 18% VAT is included in the prices displayed by developers.

Purchase contracts are drawn up in Georgian (the official language of the cadastre), with a certified English translation systematically provided. On request, a translation into French, Russian or Arabic can be annexed. All signatures are made before a Georgian notary, in person or via a legalized power of attorney from your country of origin.

Georgian banks (TBC Bank, Bank of Georgia, Credo Bank) grant real estate loans to foreigners with a minimum down payment of 30 to 40%, for a period of 10 to 15 years, at rates of 11 to 14% in GEL or 8 to 10% in USD. A local bank account and proof of income (last 3 months) are required.

Any real estate investment of at least $150,000 grants the investor, their spouse and minor children the right to Georgian permanent residency. The application takes 30 to 45 days, with no obligation of actual residence. After 6 years, naturalization becomes possible.
