Gudauri is a village of fewer than 1,000 permanent residents. In peak season it hosts up to 15,000 visitors per week. The resort mainly attracts Georgians, Russians, Israelis, Poles and Ukrainians.

Skiing, snowboarding and freeride drive nearly 90% of activity. Hospitality, restaurants and ski schools complete the ecosystem. The resort operates from December to April.

A small Georgian Orthodox church serves the resort. Gergeti Trinity Monastery, 20 minutes away by car, is one of the country's most iconic religious sites.
Air and road access
Tbilisi International Airport is two hours away by road. The scenic Georgian Military Road links Tbilisi to Gudauri over 120 kilometers. Private transfers operate all winter.
Mountain activities and leisure
The resort operates 16 lifts and a renowned freeride area. Visitors enjoy paragliding, snowmobiles and snowshoe hikes. In summer, mountain biking and trekking take over.

New ski-in ski-out apartments sell for $1,500 to $2,500 per m². Premium hotel residences reach $3,000 to $4,500 per m². Private chalets in Kudebi often exceed $5,000 per m².

The market is a niche 100% mountain segment. New-build is mainly ski-in ski-out hotel residences. Buyers are Georgian, Russian, Israeli and Eastern European.

Kudebi hosts premium chalets. New Gudauri gathers large hotel residences. The old village keeps historic hotels.

Tourism

Transport
Private transfers from Tbilisi (2 hours). Scenic Military Road. No regular public transport in winter. A cable-car project to Kudebi is under study.
Schools
No international school. Families live in Tbilisi and come for the weekend.

A small seasonal first-aid post and resort doctor. Tbilisi hospitals are 2 hours away. Helicopter evacuation is available.
