Invest in Tbilisi, the dynamic capital of the Caucasus

Tbilisi is Georgia's political, cultural and economic capital. The city concentrates purchasing power, IT nomads and structurally strong rental demand. Its new-build market is more mature than Batumi.

Population and demographics

Tbilisi has 1.2 million inhabitants, roughly a third of the country. Since 2022, the city hosts a large, highly qualified Russian, Belarusian and Ukrainian diaspora.

Finance, business services and tech employ most of the workforce. Tbilisi hosts the headquarters of the main Caucasus banks. The IT sector grows at more than 20% per year.

Places of worship and religious life

Sameba Cathedral is one of the largest Orthodox buildings in the world. The city also hosts Jumah Mosque, two synagogues, an Armenian church and Catholic and Lutheran venues.

Air and road access

Tbilisi International Airport serves more than 50 destinations. Wizz Air, Turkish Airlines, LOT and Flydubai operate daily. The metro covers 22 stations. The E60 highway links Tbilisi to the Black Sea.

Activities and cultural life

The old town, the sulfur baths of Abanotubani and the bohemian Fabrika district attract international visitors. Food, wine bars and electronic clubs energize the city year-round.
